In order to determine how attractive an investment in this proposed HGI hotel may be to an equity investor, it is necessary to calculate what kind of Internal Rate of Return (IRR) the investor may reasonably expect on their invested capital. In order to calculate the IRR of any investment made in this hotel it is necessary to first determine when the investor may want to exit the investment through the sale of the hotel at some point in the future. In order to determine when it may be best to sell the hotel in the future in order to maximize the total dollar return to the investor, but also balance that desire to maximize profit from this investment with the inherent risk that is present in holding the asset for any given period of time before selling it, a Disposition Analysis is performed.
